What are the steps to take to get a loan?

It is key to know your budget and your borrowing capacity before starting a rental investment. The first step is hence to get an appointment with your bank or a broker.

What is the minimum investment amount?

Our investment opportunities start at €150,000 (including real estate agent and notary fees, works, furnishings and Colonies’ fees).

What are the cities in which Colonies operates?

Colonies is currently operating in Paris’ surroundings (i.e. in Ile-de-France) and in the main French cities that are: Lille, Nantes, Bordeaux, Toulouse, Montpellier, Marseille, Aix-en-Provence, Lyon and Rennes.

What is the tax system for this type of investment?

All our investment opportunities are eligible for the LMNP (Location Meublée Non Professionnelle) regime, which means that our investors benefit from tax deductions on rental income or can deduct the charges from their rents.

What happens in the event of unpaid rent?

We work with partners who guarantee your unpaid rent. This insurance does not cost the owners anything, and Colonies takes care of the steps to subscribe to it from A to Z. We also have an internal process for raising unpaid bills.

What is my role as a partner?

The partner is responsible for defining the customer’s project. Colonies can then launch a personalized research and suggest appropriate investment opportunities.
